Belconnen’s IRT Kangara Waters Lifestyle Community is looking for an operator with fresh ideas for the buzzing hub of the retirement village, the Birrigai Cafe.

Set in an idyllic location overlooking Lake Ginninderra, it’s situated on the fringe of walking paths that encircle the lake, making it a frequented and popular spot by village residents, walkers from the broader community and cyclists.

Kangara Waters comprises 150 apartments and villas and is home to 250 residents, but the cafe’s reputation extends well beyond the boundaries of the centre. Glowing online reviews of the cafe have hailed it with accolades of delicious menu offerings and pricing, as well as the added surprise of a quality cafe experience located within a retirement village.

Erika Stone from Knight Frank says the cafe is a great opportunity for new management with hospitality experience.

“The cafe needs a quality operator who can put their mark on a well-performing business in an amazing location. The upside is the potential to grow an already established customer base,” Ms Stone says.

The cafe comprises an indoor area of some 116 square metres, which includes the seating area, commercial kitchen and restrooms. A shaded outdoor area provides an additional alfresco dining option.

“IRT has been operating the cafe, but it’s not their core business. That’s why they’re now looking for the right kind of person to take over – it’s about ensuring that the highest standards are maintained rather than getting the right price,” she says.
