With the first sod officially turned, developers of Gladstone's newest retirement village hope The Rise will encourage former residents to return.

The $15m, 53 apartment, three-storey complex is due for completion next year and is already attracting interest, including some former residents of Gladstone.

"We're hearing from people who have sold up and moved to Bundaberg or other places for the lifestyle - but they're realising the best lifestyle is back here with their families," said sales manager Sharon Manson.

Parent group Ingenia is not the only operator responding to limited retirement options in Gladstone.

The Gladstone Regional Council approved the  144-unit Tannum Sands village in April.
